Teska is a developer not construction company. Our function is to identify a suitable property, acquire rights to develop it (usually through an APS that does not close until there is a Site Plan Approval), meet with the Municipality to determine their requirements for a prospective project, create a concept design, engage engineers, consultants, etc. to provide the reports and studies required to be attached to the Site Plan Application and achieve approval. Along the way we would meet with prospective builders who would like to build the project and usually about halfway through the about two year or more process, we make arrangements with the builder. Most builders want us to obtain reservations with deposits, some would like APS with prospective customers and we obtain them on behalf of the builder’s project Company. We create value in a project by taking it from concept to Site Plan Approval. Essentially, Teska gets the paperwork and planning done so a builder just has to build. Teska engages with only the best quality builders, ensuring that our investors achieve their goals.
