Background:

The property is .2 acres (69 by 150) located in the Municipality of Georgina. (map attached) It is zoned residential and has municipal wastewater and water connections. The proposed development will consist of a single three story, three suite apartment building. Units average about 2100 square feet, five bedrooms, 4 bathrooms, Two living areas plus a media room. There are expansive kitchens, large islands and dining table for ten. Units have full laundry facilities. The units are complete move-in ready with a full suite of appliances, furniture, pictures and other decorating items and are stocked with linen, dishes, cutlery, etc. The building has two staircases and an elevator. The property has parking for nine cars, Gazebo with tables and chairs, sun lounge area, fire pit and two hot tubs (adults and kids). Please see the pictures and animation for finishes.

The property is intended to be a Vacation Rental. The project is located four houses away from Claredon Beach Park which has a sand beach and kids play area on Lake Simcoe. The Company expects to achieve planning approval, under Bill 23, during 2024. A builder agreement will be completed in mid 2024, with reservation agreement available shortly thereafter, the builder expects to start construction 2024, completion by June 2025.
